The cracking of asphalt is inevitable and the filling, or sealing, those cracks is the first defense against further deterioration. If a crack is properly sealed water, sand, stone and dirt is prevented from entering the open cracks and weakening the substructure of the pavement. Cracks that are filled and sealed properly will extend the life of asphalt parking lots, even doubling their life. This basic pavement repair, if caught in the early stages of deterioration, will pay big dividends later by delaying costly resurfacing.

Asphalt Crack Preventative Maintenance

Hot applied crack filling and sealing is the most important part of parking lot preventative maintenance. We highly recommend crack filling on an annual basis due to the seasonal changes and harsh winters in our area. By annually filling the cracks of your asphalt/blacktop parking lot you will prevent problems from spreading or growing and will extend the life of your parking lot investment. This pavement maintenance in the early stages of deterioration will save money and hassle by delaying costly patching and resurfacing. If your parking even just has just a few cracks it is important to have them properly filled and sealed early.
